Electric baseboard heating can be a practical option in North Bay homes, rental units, additional dwelling units and renovation projects where the electrical and heating design calls for electric resistance heat. Stelpro identifies Brava for bedrooms, dining rooms, living rooms and offices. Its rounded corners, one-piece rugged casing and installer-friendly design also make the platform useful for replacement work and ongoing property maintenance.

Brava combines low-profile electric convection heat with the durability and clean appearance needed for residential and appropriate light-commercial environments.

  • Rounded-corner design
  • Rugged one-piece steel casing
  • Quiet heating-element design
  • Multiple wattage and voltage options

North Bay property-standards context

North Bay requires rental heating facilities capable of maintaining 21°C.

North Bay's active Property Standards and Vital Services By-law requires every residential rental property to have heating facilities capable of maintaining an indoor ambient temperature of 21°C (70°F) in occupied dwelling units.

Heating, ventilation and mechanical systems must be properly maintained and capable of operating, and a rental unit cannot use a portable heating appliance as its primary source of heat. For North Bay properties designed around electric resistance heating, properly specified permanent baseboard heaters can support replacement, renovation and rental-property work where voltage, wattage, circuit capacity, clearances and calculated heating requirements are confirmed.

Additional dwelling units in North Bay

North Bay permits up to three ADUs — four dwelling units total — on qualifying serviced urban properties.

North Bay uses the term Additional Dwelling Unit (ADU). Under the City's current Official Plan and Zoning By-law framework, up to three ADUs are permitted on a qualifying property within the Urban Settlement Area when the property is connected to municipal water and sewer services. Together with the primary dwelling, this allows a maximum of four dwelling units on the property.

Current policy allows the additional units to be located within a detached, semi-detached or townhouse dwelling, and it also permits one ADU in an accessory building where the applicable conditions are met. Where an accessory building contains an ADU, the policy allows a maximum of two additional units within the primary residential building.

In the Rural Area, or within the Settlement Area where a property is not connected to municipal services, the current Official Plan permits a maximum of one ADU. Additional units are not permitted on specified hazard lands or on certain unserviced properties within 300 metres of Trout Lake, and other zoning or servicing restrictions may apply.

A building permit and ADU registration are required. North Bay's 2026 permit checklist requires construction drawings and a site plan, and detached ADUs are subject to the Ontario Building Code requirements applicable to a new house. If electric baseboard heating forms part of an approved design, confirm heating load, voltage, wattage, circuit capacity, clearances and installation requirements before ordering.

North Bay ADU considerations

  • Confirm whether the property is urban-serviced, rural or unserviced
  • Urban-serviced qualifying lots may support three ADUs plus the primary dwelling
  • Rural or qualifying unserviced properties are limited to one ADU under current policy
  • Confirm whether an ADU will be inside the main dwelling or in one accessory building
  • Check hazard-land, Trout Lake, zoning and servicing restrictions where applicable
  • Obtain the required building permit and complete ADU registration
  • Match heater voltage and wattage to the approved electrical and heating design
