The current zoning also contains a specific semi-detached provision allowing the semi-detached dwelling on a parcel to cumulatively contain up to four dwelling units where no ancillary building or structure contains a dwelling unit. This is why the page does not reduce Cornwall's current framework to a single universal three-unit rule.
ARUs must comply with applicable zoning, Ontario Building Code, Fire Code and permit requirements. Cornwall's zoning also restricts basement ARUs on specified environmental-constraint and flood-prone lands, limits ARU gross floor area relative to the main dwelling unit, and applies site standards such as lot occupancy, building separation and parking.
