Caledon property-standards context

Caledon requires heating and mechanical systems capable of providing adequate and suitable heat.

Caledon's consolidated Property Standards By-law requires heating, ventilation and mechanical systems to be provided, maintained and operated free of safety hazards and capable of maintaining adequate and suitable heat in accordance with the Town's applicable by-law.

The same property standards require electrical connections, circuits and outlets to have adequate capacity for their intended use and to be maintained in good working order, free from fire hazards and in compliance with the Electrical Safety Code. For electric-heated Caledon properties, properly specified permanent baseboard heaters can support replacement and renovation work where heating load, voltage, wattage, circuit capacity and clearances are confirmed.

Electrical selection

120 V or 240/208 V? Match the heater to the project.

Voltage must match the electrical design and circuit serving the heater. When replacing an existing baseboard or planning a new installation, confirm voltage, wattage, circuit capacity and installation conditions before ordering.

120 V

B0501W • B0751W • B1001W

MarsLED stocks three 120 V Brava models from 500 W through 1000 W for projects designed around 120 V electric baseboard heating.

240 / 208 V

Additional residential units in Caledon

Caledon's current zoning can permit up to three ARUs on qualifying residential lots.

Caledon uses the term Additional Residential Unit (ARU). The Town describes three common forms: internal ARUs within the main home, attached ARUs built as an addition, and detached ARUs in a separate accessory building — often described as a garden suite.

Under the Town's November 25, 2025 consolidated residential zoning provisions, ARUs are associated with detached, linked, semi-detached and townhouse dwellings. Table 6.3 lists a maximum of three ARUs in the identified R1, R2, RT, RM and RMD residential zones, with one parking space required per ARU. The by-law also contains ARU provisions for RE/RR, agricultural and EPA2 zones, but provincial plans, special-policy areas, conservation-authority regulations and property-specific zoning can further restrict what is permitted.

For a lot containing a detached ARU in the R1, R2, RT, RM and RMD zones, the current table requires at least 50% of the rear yard to remain landscaped. The Town's housing guidance also stresses that ARU permissions vary by the parent zone and that some areas of Caledon have additional restrictions or prohibitions.

A building permit is required for a legal ARU. Caledon also offers pre-approved one-bedroom and studio detached-ARU plans; a Schedule 1 form, detailed site plan and building-permit application are still required. Mechanical-permit guidance calls for equipment information and heat-loss/heat-gain calculations. If electric baseboard heating forms part of the approved design, confirm heating load, voltage, wattage, circuit capacity and clearances before ordering.

Caledon ARU considerations

  • Confirm the property's parent zone and whether ARUs are permitted
  • Review internal, attached and detached garden-suite configurations
  • Do not assume the maximum applies everywhere; provincial plans and special-policy areas can restrict permissions
  • Confirm the required parking and landscaping standards
  • Review conservation-authority requirements where the property is in a regulated area
  • Consider the Town's pre-approved detached-ARU plans where suitable
  • Obtain the required building permit and match heating equipment to the approved design

Electrical connections, circuits and outlets must provide adequate capacity for their intended use and be maintained in good working order, free from fire hazards and in compliance with the Electrical Safety Code.

What terminology does Caledon use for additional housing units?

Caledon uses the term Additional Residential Unit, or ARU.

What types of ARUs does Caledon identify?

The Town identifies internal ARUs within the main home, attached ARUs built as additions and detached ARUs in separate accessory buildings, often described as garden suites.

How many ARUs can current Caledon zoning permit?

The November 25, 2025 consolidated residential zoning table lists a maximum of three ARUs in the identified R1, R2, RT, RM and RMD zones. Property-specific and provincial-plan restrictions still apply.

What dwelling types can support ARUs in Caledon?

Current residential zoning associates ARUs with detached, linked, semi-detached and townhouse dwellings, subject to the applicable zone and other requirements.

How much parking is required for a Caledon ARU?

Table 6.3 of the current consolidated residential zoning provisions requires one parking space per ARU, subject to the applicable provisions and property-specific requirements.
