Burlington rental-heating context

Burlington requires 20°C minimum heat in residential rental buildings.

Burlington's Property Standards By-law requires heat in residential rental buildings to be provided and maintained at a minimum of 20°C from September 1 through May 31. The requirement includes recreation rooms and laundry rooms, while excluding locker rooms and garages.

The by-law also requires residential rental units to have heating equipment capable of maintaining that temperature and says portable heating equipment cannot be used as the primary source of heat in an occupied building except in an emergency. For electrically heated properties, properly specified permanent baseboard heating can therefore be an important part of replacement and maintenance work.

Electrical selection

120 V or 240/208 V? Match the heater to the project.

Voltage must match the electrical design and circuit serving the heater. When replacing an existing baseboard or planning a new installation, confirm voltage, wattage, circuit capacity and installation conditions before ordering.

120 V

B0501W • B0751W • B1001W

MarsLED stocks three 120 V Brava models from 500 W through 1000 W for projects designed around 120 V electric baseboard heating.

240 / 208 V

Additional residential units in Burlington

Burlington ARU projects require zoning review, permits and inspections.

Burlington defines additional residential units (ARUs) as self-contained living units on the same property as a primary home. They can include basement apartments, attached suites, garage conversions, permanent tiny homes and coach houses.

The City allows applications for one, two or three ARUs on qualifying properties, subject to zoning and other requirements, and requires a building permit for new ARUs or for legalizing existing units. Burlington's process begins with pre-building approval and zoning review, followed by the building permit, construction inspections and final occupancy. If electric baseboard heating forms part of the approved design, confirm voltage, wattage, circuit capacity and heating requirements before ordering.

Burlington ARU considerations

  • Confirm what the property's zoning permits
  • Complete the City's pre-building approval process
  • Obtain the required building permit
  • Follow applicable building and electrical requirements
  • Complete required construction inspections
  • Receive final occupancy approval before use
